hacks that you can steal from million dollar listings so whether you are planning on moving and you want to dress up your home and get some great tips for styling up your space to sell your home or dollar listing styling tips isn't that so fun okay let's jump in tip number one is to clear the room that's the first thing that i do when i am staging a home or or getting ready to design a space and sometimes it can be a little bit emotional because people typically are attached to their things but what i found is that once we clear the room people are like do not put that back in there it's there's something about having a little bit of empty white space in your home that just feels like you've immediately gotten a lift a lot of times it'll help you feel like honestly what people will say is that they feel like they got their life back that now the space is clear and there isn't so much clutter and they don't feel obligated to put everything back in they're like no just box it up i'm going to have the giveaway pile and i'm going to have the attic pile and i don't even have to ask them to do that because it's so transforming to clear the space of all the stuff then you can start making your decisions about what's going to actually go back in what makes the cut for what goes back in so i hope the next tips will help you clarify once you've cleared the space what you should be putting back in tip number two is to upsize basically everything a lot of times what we've done is that we've minimized we've bought furniture that's maybe a little bit too small for the space our accessories a lot of times tend to be a little bit small so what we do whether we're designing a home for someone to live in or we're designing it to sell we like to always put back up-sized furniture typically you don't want to go too big to where it can't fit that's that's a little bit different of a problem but you want to make sure that your furniture really fills out your space and also that the accessories that you put back in they need to be up sized as well so you want to make sure to put back maybe some large bases instead of having lots of little vases and little things on your shelves what we like to do is have these anchor pieces that's what i tell my clients all the time what i do is i'm like look i've designed this room and these are the items that are going to really carry the design they're larger pieces that are going to really fill in the space on the shelves and then afterwards we can go back in and if we're not styling it to sell we would add back in some of those personal items and add them in but you've got to have those large anchor pieces that visually carry the weight of the space it will transform your bookcases it will transform your tables it will transform your entire space it really is that important to have those really good anchor pieces that visually tell you what the room is all about so some of the things that i include are the the brass knots the the big coffee table books it's the same stuff that we talk about over and over but it changes from room to room depending on what the space is is it modern is it classic we cater those pieces to to the style right of what we're actually putting putting them into but having that overall aesthetic is super important and it will really help your space feel like everything has been thought out and it really will help the design feel overall like it's really pulled together tip number three is to up scale the finishes so a lot of times it's really tempting and as someone who just loves to go to costco and i love to go to target just like everybody else it's really tempting when there's a lamp sitting in front of you that's you know 29.99 to just buy whatever's sitting there but a lot of times what we've done is that we've just bought something that was maybe a little bit casual maybe it wasn't really sophisticated feeling it doesn't feel as elegant it doesn't feel like a million dollar home kind of lamp so what you need to do is think about how you can up scale up scale the accessories upscale your lighting upscale your blankets it's really all about not price because it's never about price we look at places like we still look at target and we still look at places like h m home zara home we buy off of amazon but we also look at places like juan kings lane and first dibs we we're really trying to get this feeling of luxury throughout the space and so we shop wherever we want but we're always looking for things that feel like they've really been thought out they have a really good design to them they feel substantial they feel high quality i think quality is the number one thing that we miss the most when we're shopping around we just buy what's convenient rather than really stopping and taking a minute to find something that gives off a high quality vibe preferably it will be high quality so it will actually last you and i think that it shouldn't be considered luxurious to have a quality piece but there's something about it it's that sort of i don't know it's a sort of patience i think about waiting for the right thing and making sure that what you put in really gives off that upscale vibe so i'll leave some links down below for places where we've saved some ideas so i've got i've actually got an amazon shop where you can shop our collections which will give you a ton of ideas for the kinds of things that you should be looking out for and will really help you elevate your space tip number four is to use less pattern a lot of times when there is a ton of pattern in the space our eyes just don't really have anywhere to rest so especially when we are staging a million dollar listing we don't want people to be distracted by all the patterns we don't want them to necessarily see all the cushions and all the wallpaper and all the curtain fabrics and just fabrics and lots of patterns it's too much so what we typically do is that we play a lot with neutrals and we play a lot with things that don't have a lot of pattern it doesn't mean that you don't use any pattern because then when you use pattern it really has a really good impact so let's just give you an example so maybe on your sofa you have a cream based sofa and then you've got velvet cream pillows on top of that then you could add a patterned velvet pillow with that and that pattern pillow just really just livens that whole thing up but it's not too overwhelming so that's how we typically will stage a room we stay to the bedroom the same way we don't want it to just be too distracting we want it to feel really calm we want it to feel very luxurious almost like a hotel it's a it's a little bit neutral but we it's not going to be boring because all the finishes are really beautiful and the things that you put in are really grand and that will really help you i think getting ahead of myself that's the next tip tip number five is to create a focal point so when you created this neutral base you run the risk of the room being boring which of course is the last thing that we want nobody wants to buy a boring house everybody wants to buy something that has this sort of energy that feels really good it feels like the dream right that's that's our goal is to create the dream that everybody wants to live in that's our job as the stager and when you are coming to either shop the house or you're trying to steal these ideas and take them home to your own house it's your job now too so what i like to use is art as a main focal point it can really dress up the entire space and think big don't go too small on your art because going big and going bold with your art still being neutral in it you don't want to have something that's made with polarizing and taste i think that can help the space just kind of come down a little bit but yeah beautiful organic abstract artwork something that's like watery uh landscapes those are all really good options that really add a beautiful punch to the space and something that's really going on without competing with the entire room use mirrors mirrors are one of those things that just really elevate the space they add a feeling of luxury and they add the one thing that you always want to add to your space and that is light because they reflect back the window light even if you have a room without windows you're reflecting back maybe your lance and it just extends your space it gives you a feeling of luxury i like to think about brass framed mirrors whether you're classic style or you're a little bit more modern there's always a mirror out there that can really just jazz up your space and really just give you that sort of luxurious feeling i think a lot of times of chanel she was pretty much obsessed with mirrors if you've ever seen um her location at rue kamban it's all mirrors and it just gives that feeling of luxury and i think she was onto something because it really is it really just adds that sort of specialness to a space and it doesn't have to be expensive we buy mirrors all the time at places like ikea or amazon so again those are the kinds of things that you will find in the list that we have down in the description box add lighting lighting is really really important it's important even when you're just decorating your house but when we are doing a listing it is super important because lighting really changes the ambiance of the space so whether you're adding table lamps floor lamps or you really need to invest and put in some overhead lighting your lighting will completely transform your space now when it comes to lighting it's not just any lighting any lighting definitely will just really dress up your space and give you that really good ambiance but we want to do a little bit more when we're doing a million dollar listing we want it to feel special we want it to feel like there's something extra about it so we try to shop around for brass lamps something that has a really great sheen to it something that feels a little bit more upscale so we shop at places again like pottery barn uh even at target is a great source we'll look around and try to find pieces that have that sort of sophisticated elegance to them something that feels really high-end even if it's on a budget and then every now and then we get to really splurge and spend lots of money so that's really fun too but you don't have to spend a ton of money but the materials themselves are really important so right now i've been seeing a lot of alabaster and marble and those materials just really read as more high-end even if you aren't necessarily spending more on them check out the links below i want to make sure that you guys can see what i mean and make it easy for you to kind of look at the ideas and that way you can find them wherever you are if that makes any sense well they may not be in the u.s so okay that's enough tip number eight is to define the purpose of your spaces we as stagers we really need to define a space that's the thing that we probably do other than like clearing the space and actually working on the space the thing that we need to do first of all i should probably start out with this one honestly um is to define the space because how do you even know what the purpose of the room is if you haven't clearly defined what it is so a lot of times how we do that is that we will talk about the activities that are going to actually happen in the space so if a dining room like my own is now being used as an office we'll talk through in the area that the home is being sold in is it more useful for buyers who are coming in to see that this is an office or does it need to be switched back to a dining room now if you're not selling your house you may not need to switch your room back to some other purpose but you still need to define what the purpose of the room is rather than having a hodgepodge of furniture that was left over and it's all kind of shoved into the space i know i know you guys you guys are always like don't look in this room we just put everything in it i know it's fine everybody has a space like that where when you're in transition and you're trying to redo your spaces a lot of times you'll just put everything in that spare bedroom or in a dining space and you'll get to it well as you get to those spaces really think about defining them think about the purpose and also define the space itself with things like the rug that will really help you a lot you'll anchor the space and you'll really define this is the room here that can really be important when you have a really big open space defining each space with a rug suddenly gives you it gives your mind a place to rest and it tells your mind this is the living room and this is the dining room and i i don't mean to sound like i'm being elementary here but that's how our minds actually read a room like we need somebody to tell us what we're supposed to be reading because most people get a little tired after the first few sentences of a book it's like you better have caught my attention right so when you define the spaces you're making it easy for yourself to really see this is the space here this is the this other space there and there's not like a bunch of stuff in between so you've got clear pathways between those spaces and clear definition to what they are and that'll really elevate the overall feel of your space tip number nine is to create flow so we've already kind of alluded to this one you need your separation of your spaces you need to have walkways in your space i see that all the time where there's too much furniture in the walkways and you're having to make a zigzag pattern when we're working with our architects the number one thing that they are concerned with i it's like always the thing that they talk about is the walkway but you need at least 35 inches to be able to walk through a space and a lot of times if we're in a larger home or maybe we know that the client is really tall you got to have 35 inches period no matter what your size if you're a little like me you can kind of get through a small space but if somebody's larger you know a lot of times guys are really tall you could have a six foot two guy and he's 300 pounds and he can't maneuver through the space and it just makes the space feel really small and it takes away the luxurious feeling of the space because i think the ultimate luxury is space itself right that's from jack's looking at me like that should have been a tip honey okay fine that one should be its own tip but i think that creating your space is really important and creating the flow is really important the other aspects to consider when you think about flow is how you actually move through the space so when you think about your coffee table we say scale up your coffee table scale up your coffee table you still need room to be able to walk into your living room and sit down without your legs rubbing against the coffee table and a lot of times a round coffee table will give you visual flow i use abstract hide rugs all the time in abstract spaces to create the idea of flow in the room because it rather than a round rug which i have no idea why i hate round rugs i don't know it's just not my thing but round rugs are just kind of i don't know i shouldn't probably even tell you guys this i'm like polarizing here a round rug just feels strange to me it feels like an island and whereas a hide that has a more amorphous shape can take a round area and just break it up a little bit so it doesn't feel like everything's sitting on a little donut so that's why i like to do the the hides because they they break it up a little bit but i i won't hold it against you if you want to use a round rod and a space with a round table but these are the kind of things um rounded back furniture is another thing that you could use as well these are the kinds of things that will really transform your space and give you a lot of really good flow so that it feels like you have so much extra space and that is where the real money is our final tip for today is to add luxurious textiles i know it wasn't going to be a video a house of valentina without that i might as well just grab my coffee and mention pillows and blankets because i can't help it if you are a regular subscriber and you like blankets and pillows just go ahead and hit subscribe because we're just gonna be friends because i talk about it all the time your textiles are so important to your space they really really add a feeling of luxury and when we're staging a million dollar home we want to make sure that the materials that we are putting into the home really give off that really luxurious vibe we want it to feel we want it to feel expensive i mean honestly why would you want to spend a million dollars on something that doesn't feel like it's worth it you want something that feels special that's the real key that you're looking for so even if you have a country estate and you want something that's a little bit more informal the type of cotton that you use is really important you want to look for something that's really thick you're looking for high quality you might be looking at something that has a little bit of piping to have some detail these kinds of things really really matter now most people would be able to add velvet to their pillows they could you could add it to your bed i love a velvet coverlet i found one recently for my own bed at target so you don't have to spend a lot of money to find these really beautiful things i bought shams off of amazon that are amazing and they're velvet and they totally dress up the million dollar home that we showed recently even on our channel so these the textiles really are important and i think you really need to think about all your textiles think about your sofa your upholstered items and what you're putting on them and it really will give you a very high-end feel i'll leave suggestions along with the others down below in the description box so you can see what items that i'm looking for when i'm shopping and i'm looking for what will be high-end because even my mom asked me recently she's like but how do you know what looks high-end and what doesn't i'm like i i don't really know i don't know how to i don't know how do you know um i think a lot of it's just experience and kind of being in this for a really long time and you can just look at something and it feels like it has really good quality to it that the fabric was made really well and that's what i'm on the hunt for i'm really looking for that little nugget in the sea of pillows at maybe somewhere like home goods or at target i'm looking for that one thing that was made really well that's just like yes that that is such a good item so i'll leave all the links for that down places like ikea or amazon so again those are the kinds of things that you will find in the list that we have down in the description box add lighting lighting is really really important it's important even when you're just decorating your house but when we are doing a listing it is super important because lighting really changes the ambiance of the space so whether you're adding table lamps floor lamps or you really need to invest and put in some overhead lighting your lighting will completely transform your space now when it comes to lighting it's not just any lighting any lighting definitely will just really dress up your space and give you that really good ambiance but we want to do a little bit more when we're doing a million dollar listing we want it to feel special we want it to feel like there's something extra about it so we try to shop around for brass lamps something that has a really great sheen to it something that feels a little bit more upscale so we shop at places again like pottery barn uh even at target is a great source we'll look around and try to find pieces that have that sort of sophisticated elegance to them something that feels really high-end even if it's on a budget and then every now and then we get to really splurge and spend lots of money so that's really fun too but you don't have to spend a ton of money but the materials themselves are really important so right now i've been seeing a lot of alabaster and marble and those materials just really read as more high-end even if you aren't necessarily spending more on them check out the links below i want to make sure that you guys can see what i mean and make it easy for you to kind of look at the ideas and that way you can find them wherever you are if that makes any sense well they may not be in the u.s so okay that's enough tip number eight is to define the purpose of your spaces we as stagers we really need to define a space that's the thing that we probably do other than like clearing the space and actually working on the space the thing that we need to do first of all i should probably start out with this one honestly um is to define the space because how do you even know what the purpose of the room is if you haven't clearly defined what it is so a lot of times how we do that is that we will talk about the activities that are going to actually happen in the space so if a dining room like my own is now being used as an office we'll talk through in the area that the home is being sold in is it more useful for buyers who are coming in to see that this is an office or does it need to be switched back to a dining room now if you're not selling your house you may not need to switch your room back to some other purpose but you still need to define what the purpose of the room is rather than having a hodgepodge of furniture that was left over and it's all kind of shoved into the space i know i know you guys you guys are always like don't look in this room we just put everything in it i know it's fine everybody has a space like that where when you're in transition and you're trying to redo your spaces a lot of times you'll just put everything in that spare bedroom or in a dining space and you'll get to it well as you get to those spaces really think about defining them think about the purpose and also define the space itself with things like the rug that will really help you a lot you'll anchor the space and you'll really define this is the room here that can really be important when you have a really big open space defining each space with a rug suddenly gives you it gives your mind a place to rest and it tells your mind this is the living room and this is the dining room and i i don't mean to sound like i'm being elementary here but that's how our minds actually read a room like we need somebody to tell us what we're supposed to be reading because most people get a little tired after the first few sentences of a book it's like you better have caught my attention right so when you define the spaces you're making it easy for yourself to really see this is the space here this is the this other space there and there's not like a bunch of stuff in between so you've got clear pathways between those spaces and clear definition to what they are and that'll really elevate the overall feel of your space tip number nine is to create flow so we've already kind of alluded to this one you need your separation of your spaces you need to have walkways in your space i see that all the time where there's too much furniture in the walkways and you're having to make a zigzag pattern when we're working with our architects the number one thing that they are concerned with i it's like always the thing that they talk about is the walkway but you need at least 35 inches to be able to walk through a space and a lot of times if we're in a larger home or maybe we know that the client is really tall you got to have 35 inches period no matter what your size if you're a little like me you can kind of get through a small space but if somebody's larger you know a lot of times guys are really tall you could have a six foot two guy and he's 300 pounds and he can't maneuver through the space and it just makes the space feel really small and it takes away the luxurious feeling of the space because i think the ultimate luxury is space itself right that's from jack's looking at me like that should have been a tip honey okay fine that one should be its own tip but i think that creating your space is really important and creating the flow is really important the other aspects to consider when you think about flow is how you actually move through the space so when you think about your coffee table we say scale up your coffee table scale up your coffee table you still need room to be able to walk into your living room and sit down without your legs rubbing against the coffee table and a lot of times a round coffee table will give you visual flow i use abstract hide rugs all the time in abstract spaces to create the idea of flow in the room because it rather than a round rug which i have no idea why i hate round rugs i don't know it's just not my thing but round rugs are just kind of i don't know i shouldn't probably even tell you guys this i'm like polarizing here a round rug just feels strange to me it feels like an island and whereas a hide that has a more amorphous shape can take a round area and just break it up a little bit so it doesn't feel like everything's sitting on a little donut so that's why i like to do the the hides because they they break it up a little bit but i i won't hold it against you if you want to use a round rod and a space with a round table but these are the kind of things um rounded back furniture is another thing that you could use as well these are the kinds of things that will really transform your space and give you a lot of really good flow so that it feels like you have so much extra space and that is where the real money is our final tip for today is to add luxurious textiles i know it wasn't going to be a video a house of valentina without that i might as well just grab my coffee and mention pillows and blankets because i can't help it if you are a regular subscriber and you like blankets and pillows just go ahead and hit subscribe because we're just gonna be friends because i talk about it all the time your textiles are so important to your space they really really add a feeling of luxury and when we're staging a million dollar home we want to make sure that the materials that we are putting into the home really give off that really luxurious vibe we want it to feel we want it to feel expensive i mean honestly why would you want to spend a million dollars on something that doesn't feel like it's worth it you want something that feels special that's the real key that you're looking for so even if you have a country estate and you want something that's a little bit more informal the type of cotton that you use is really important you want to look for something that's really thick you're looking for high quality you might be looking at something that has a little bit of piping to have some detail these kinds of things really really matter now most people would be able to add velvet to their pillows they could you could add it to your bed i love a velvet coverlet i found one recently for my own bed at target so you don't have to spend a lot of money to find these really beautiful things i bought shams off of amazon that are amazing and they're velvet and they totally dress up the million dollar home that we showed recently even on our channel so these the textiles really are important and i think you really need to think about all your textiles think about your sofa your upholstered items and what you're putting on them and it really will give you a very high-end feel i'll leave suggestions along with the others down below in the description box so you can see what items that i'm looking for when i'm shopping and i'm looking for what will be high-end because even my mom asked me recently she's like but how do you know what looks high-end and what doesn't i'm like i i don't really know i don't know how to i don't know how do you know um i think a lot of it's just experience and kind of being in this for a really long time and you can just look at something and it feels like it has really good quality to it that the fabric was made really well and that's what i'm on the hunt for i'm really looking for that little nugget in the sea of pillows at maybe somewhere like home goods or at target i'm looking for that one thing that was made really well that's just like yes that that is such a good item so i'll leave all the links for that down below um but i hope today has inspired you that even if you aren't shopping for a million dollar home even if you aren't living in a million dollar home you can certainly have a million dollar style in your space and it's totally achievable no matter what your budget is and i just hope that you found inspiration and some really helpful tips and ideas that i i get excited because these these videos come from our real life when i'm doing my own space and i'm like oh what is it that it's missing okay like sometimes it's a little harder to operate on yourself so it's easier when i'm working on my clients homes to choose exactly what they need but when you're working on your own sometimes it's just good to have these good reminders of what's going
